How to turn dreams into business plans: Commercial real estate in Mayak Minska is path to success

The key to business success is not only the passion for entrepreneurship and finding your target audience. Equally important is the foundation on which the business is built - the premises housing a store, a cafe or an office. If it is beautiful, modern, in a popular place for visitors - the outlook for the business improves manifold!

Undoubtedly, one of the most attractive places for doing business in the Belarusian capital is the Mayak Minska multifunctional complex. Its construction is almost completed, most of the apartments have already been purchased. Commercial premises sell well too. Bright signs of shops, cafes, or service outlets can be seen almost on all the houses of the complex because its design and construction relied on the “city inside the city” principle. Everything that people may need should be within a walking distance.

Commercial premises in residential neighborhoods and buildings is a modern urban development trend, said Vibor Mulic, the Chairman of the Board of Directors at Dana Holdings. Urban areas do not have to be 100% “sleeper neighborhoods”. The absence of commercial activity points to decline and recession, not development and prosperity. This is why the developer creates complexes that have all opportunities for entrepreneurship.

“Commercial real estate in residential buildings is not only about convenience and comfort of citizens. It is also about a profitable investment for business. The cost of every square meter of commercial premises in the complex has more than doubled in the past few years. In other words, those who invested in the purchase of this property have earned over the years not only on the profitability of their business, but also on the purchased premises. Thus, investments in promising, growing multifunctional complexes are a reasonable and profitable investment not only for large businesses but also for small businesses,” Vibor Mulic said.

What are the benefits of opening a business in the Mayak Minska complex? Let's find it out!

The territory of the complex is very well-planned.

The axis of Mayak Minska is the stunning Picasso Boulevard, the first street in Minsk that was originally designed as pedestrian. Here you can find some cozy places of recreation and sculptural compositions.

An intensive landscaping of the complex is currently in progress. Grown tall trees are brought from a nursery and planted at the complex. As early as this spring they will create a cool relaxing atmosphere over the paths around the complex. All in all, more than 250 trees will be planted. The landscaping work will be finished within the next few days.

On the way to the National Library, Picasso Boulevard is crowned with a huge arch and a square with a multimedia fountain. Literally within a season, the Dana Dance fountain became a new landmark of Minsk. Every day thousands of local residents, including those living in distant neighborhoods and also foreigners, flocked to the square to see an evening show featuring dancing water, light and music. The Dana Dance fountain, Minsk's new place of interest, will resume operation in spring.

The complex is the best option for families with children. It features a top-notch school with a swimming pool, sports facilities and well-equipped classrooms. The complex boasts several kindergartens with qualified staff. Children's playgrounds deserve a special mention. They have a soft play flooring and kids' towns that offer not only physical benefits but also encourage the growth of critical developmental and social skills. Mayak Minska is like a mini-town for young families who invest heavily in early development of their children.

We would like to note that the complex overlooks a beautiful park of the Slepyanka Water System. Alleys and benches along a picturesque canal are a great leisure time space and a perfect site for jogging in the morning.

The last but not the least, the complex boasts great transport infrastructure. A subway station is within a walking distance; numerous public transport routes pass through; Nezavisimosti Avenue is nearby, so are the roads leading to the Minsk Ring Road and the airport. These factors increase the cost of leasing of commercial property by up to 20% and the cost of sale of such property by up to 40%.

This complex has redefined the local urban space. Minskers used to call this area Vostok, now they tend to call it Mayak.

In short, this is indeed a very convenient complex. Moreover, every building has premises for commercial use!

A lot of people have already seized the opportunity to start a successful business in one of the best complexes in Minsk and opened their outlets in Mayak Minska. Every new cafe, shop, or a service outlet gives the whole complex one more advantage!

Maria Veteorets supervises a medical center project in Mayak Minska. The medical center has been named Mayak Zdorovya (Lighthouse of Health). It will be located in the Picasso House, at the beginning of Picasso Boulevard.

“Mayak Minska is one of the newest residential areas of the Belarusian capital. It offers a whole range of services for Minsk residents and guests. The complex boasts well-developed youth-oriented infrastructure. This is why we wanted to open the medical center here. Lighthouse [Eng. for mayak] serves as a guide and the center will be guided by the principle of a healthy lifestyle. It will offer a full range of medical services, including consultations and advanced diagnostics in endocrinology, cardiology, neurology, gynecology, and cosmetic surgery, as the center will have its own operating theater,” Maria Veteorets said.

The medical center will occupy 420m2. Its opening is scheduled for the beginning of 2020 and the center is currently busy recruiting specialists.

“We will employ only experienced doctors. The center will provide its staff with the best working conditions and cutting-edge medical equipment. We are grateful to Dana Holdings for offering us a favorable credit plan, mutually beneficial cooperation terms, and support for the project,” Maria Veteorets stressed.

Yulia Semenova owns a shop in Picasso Boulevard, on the ground floor of the stylobate that has two floors for commercial property.

Yulia Semenova bought an apartment in Mayak Minska on credit. Upon graduating from university she realized that she should move out of her parent's apartment and live on her own. Later she persuaded her parents to sell their apartment and move to Mayak Minska too.

“Eventually I decided to start my own business. To make a down payment I sold my car and purchased a shop by installments. I am currently working to pay for this property but I realize that in the future I will make money from it. This place is unique: commercial property here pays off in less than seven years!” Yulia Semenova noted.

By the way, Yulia Semenova leased her commercial property to Tatyana Kotova who opened a children's store here.

“The idea to open a children's store was born here, in Mayak Minska. When we came here for the first time, we saw so many kids here – babies in prams, kids a bit older than that, and teenagers. We understood that the place needs a store for children. We've opened only recently but we are very pleased to see more and more customers every day and returning customers! It is too early to make conclusions but I see good prospects. I like Mayak Minska a lot. We intend to buy an apartment and move here soon,” Tatyana says.

Aleksandra Basova owns the Dlya Svoikh [for locals] cafe in the Promenade gallery.

“We've named the cafe like that because we primarily intended to cater to Mayak Minska residents. Saving the time on cooking food is the main idea. When you have a family, you may want to spend your time with your loved ones instead of cooking food. We wanted this cafe to offer an affordable alternative to home-cooked meals. We want Mayak Minska residents to buy home-cooked meals for their families. The lunch menu is updated regularly in order to make our customers happy with new dishes. The cafe is also frequented by Promenade employees,” Aleksandra said.

The business owner likes the unlimited opportunities Mayak Minska offers. In her words, over 250 shops have been opened and over 600 jobs have been created in the Promenade gallery over the course of two years.

“Best of all, it gave many people an opportunity to make their dreams come true, to open a business of their own. Thus, Promenade has become kind of a business incubator. Affordable rent, proximity to the metro system, and excellent transport infrastructure offer great opportunities for business growth. It is a successful project everyone benefits from!” Aleksandra Basova is convinced.

The cafe owner believes that it is very convenient to take out loans to buy commercial property.

“Partnership programs allow people with a small amount of own resources to borrow money from banks and develop their business. Loan payments are roughly equal to payments for renting such premises. I think it makes sense. I've encouraged my neighbors to use this option and three or four people have already acquired premises with my encouragement,” Aleksandra smiles as she says that.

Everyone benefits. Business people who buy commercial property, develop their own business, create jobs, pay taxes, and earn profits. They rest assured they own the property, prices for which can only rise. The price for one square meter of commercial property has doubled since the construction of the complex began. Experts believe that the price for one square meter may reach €3,000-5,000 in the future.

So, it is time to act to make your dreams come true! There are only a handful of commercial properties left in the Mayak Minska complex but one can still find a good fit. Moreover, the real estate developer offers exceptionally convenient financial tools for making the purchase.

Due to multiple requests of the buyers Dana Holdings has extended the zero-interest installment purchase offer till the end of January – on the same terms and at the same prices. Premises in Mayak Minska can be bought by installment of up to five years. The offer is valid for commercial property, too.

Properties for doing business can also be bought in one go using one's own resources or borrowed ones at a substantial discount.

Buyers are also free to use loan programs on favorable terms or acquire premises on leasing terms.
