How to make money on real estate today?

The issue is of interest to those who are concerned about the current situation in two markets: foreign exchange and real estate. Foreign exchange rates in exchange offices are still sliding up. The Russian ruble, on the contrary, equaled the Belarusian kopeck in some banks last Wednesday. Even leading financial analysts do not dare to predict the ruble exchange rate. What to do with real estate? Buy? Or sell? Let's try to figure it out.

In Russia, investment in housing is quite reasonably considered by many as "a guaranteed way to protect money from depreciation and to earn money”. This logic has the right to exist at a time when exchange rates fluctuate.

What is the situation in Belarus?

Prices in the Belarusian real estate market are tied to hard currency. We all remember the situations of the past years, when apartments fell in price by 30-35% due to the increase in the foreign exchange rate. Many perceive fluctuations in the foreign exchange market as a signal to sell real estate urgently.

But is it worth it? Experts agree that in a crisis everything is too unpredictable, and by making hasty decisions you always run into losses since real estate prices fall much faster than you have time to sell housing, and a potential buyer is always waiting for "a square meter to cost $500". Like it was once, in the 1990s.

Of course, we will not see the prices of $500 per 1 m2. Sooner or later, the situation will stabilize. Those who sold real estate at a turbulent time on the cheap may run into serious losses.

Is it time to buy real estate now?

What kind of real estate are we talking about? Queuing in a currency exchange office or opening a real estate website we always make a choice. This choice can be right or wrong.

Real estate is a "bank" in which you can invest money and "go bust" or receive dividends all your life, watching how prices for real estate in your new house are going up.

The question is how to make the right choice and buy the real estate that has unconditional growth potential

The growth in prices for real estate is attributed to a number of factors. This is not only the high quality of construction of new buildings, but also their location. It is naive to expect a rapid increase in prices for secondary housing in Minsk, in an area with poor infrastructure.

The gradual increase in prices for real estate is due to the construction of iconic facilities that boost the status and prestige of the neighborhood in the eyes of local residents and foreigners who are willing to purchase real estate in Belarus.

One of such unique places is the Minsk World multifunctional complex which construction is in full swing. The project kicked off in 2014 on an area of more than three million square meters in the place where an old airport once stood.

The best urbanists and architects of Belarus and abroad are implementing here the ‘15-minute city' concept, which is new to our country.

This means that everything children and adults might need for a comfortable life is located within walking distance or in the stylobates of the houses (on the ground floor!). This includes schools and kindergartens, clinics for adults and children, as well as medical centers, hypermarkets and grocery stores, gyms, banks, safe and fenced playgrounds, and parking lots.

What about parking facilities? They are located on the outside of the quarters.

Car owners can take advantage of 24/7 multi-level car parks.

The complex is pet-friendly, too. Your fluffy friends are welcome to move in and have fun in special dog walking areas in Minsk World.

Minsk World is a world of healthy lifestyles, where sports grounds, stadiums for team games, and workout zones for adults and children are always nearby.

Modern kindergartens and schools are built across the Minsk World quarters. The traffic-free zone in the courtyards make it possible for parents to let their children go by themselves and watch them from full-height windows of their apartments.

All apartments in Minsk World houses boast free layouts, which lets tenants to realize their long-held dreams, i.e. to arrange everything as they want. Or they can buy several apartments, remove the walls and expand the area.

Do you need groceries? Do you want to have a snack, spend quality time, refresh your looks, buy medications, spend a romantic evening? Stores, cafes, beauty salons, pharmacies, and even a yoga center are always nearby.

Minsk World can be considered a kind of a “reliable bank” where you can invest your money as this mixed-use complex will soon have enough infrastructure facilities to put this area on a par with the Wall Street quarters.

This is how the International Financial Center, the new face of business Belarus, will look like. Just ask your acquaintances from Moscow about the dynamics of apartment pricing after the construction of the Moscow City was completed!

This how one of Belarus' largest hypermarkets, Avia Mall, will look like. Its name is a tribute to the first Belarusian airport.

A well-developed transport network of the mixed-use complex makes it possible to reach any point of the city. There are many ground public transport stops along the perimeter of Minsk World.

The Kovalskaya Sloboda metro station was put into operation in November 2020. The Aerodromnaya metro station is scheduled to open in 2023. The Institut Kultury metro station is within walking distance from some quarters of Minsk World.

New metro stations and new objects are a trigger for rising prices for housing in Minsk World and an excellent situation for investments – time has come to invest savings in order to keep them safe from fluctuations on the currency market.

But many may naturally start to wonder how soon these objects will appear. Will construction proceed without interruptions?

Let's review the history of the group of developers which contribute to the Minsk World project:

  • Over 10 years on Belarus' civil engineering market

  • The residential complexes Mayak Minska and Park Chelyuskinstev have been built successfully

  • As many as 62 houses in Minsk World have already been commissioned while another 51 are under construction.

As from 1 January 2022

  • the construction of 12 new houses began

  • residents of eight newly built houses have been given keys this year alone

  • you can watch online how the infrastructure of the multifunctional complex Minsk World grows and develops.

Important! The group of developers buys virtually all the key construction resources from Belarusian manufacturers and suppliers. Meanwhile, a large stockpile of previously bought construction materials is stored in warehouses for the sake of continued construction.

Work continues at all the objects of the multifunctional complex Minsk World in full compliance with contracts and the company's plans and options are being sought to offer flexible payment terms to customers in the complicated economic situation.
